The Building Process
(A partial overview)
1. The client must establish the desire or need for the new space.
2. What is the budget? Is it flexible?
3. Design space. Do we need an Architect, Designer, or Builder to help with the project design?
The more complicated the design the greater the need for design help.
4. Talk with builders to help with the projected estimates.
5. Do we want a firm bid or a negotiated price format?
6. Hire a builder. Get recommendations and interview three builders.
7. Get permits for construction.
8. Begin preparing land and site, clearing trees, brush, begin driveway construction.
9. Excavate foundation area.
10. Pour concrete, install drains, waterproofing and any exterior insulation, pour concrete floor.
11. Order building materials to be delivered to the site.
12. Order windows and doors. They may require up to 6 weeks lead time, maybe more.
13. Begin framing or erecting the structure.
14. Backfill as needed and rough grade land.
15. Enclose house and/or garage shell.
16. Order kitchen cabinets, bath fixtures and specialty items. May take 6-8 weeks.
17. Install exterior doors and windows.
18. Complete exterior finish, siding, roofing and interior partitions and rough stairs.
19. Begin rough wiring, plumbing, heating, security, TV, phone, stereo, computer systems.
20. Insulate walls and roof.
21. Install sheetrock or other interior wall and ceiling materials. Paint and finish same.
22. Install interior trim, doors, flooring, cabinets, etc.
23. Complete work on mechanical systems.
24. Complete interior with kitchens, bath, and electrical fixtures, etc.
25. Paint interior and exterior as desired.
26. Install landscaping.
27. Finish details that need attention.
28. Thank builder for a job well done.
29. Move in and enjoy the new home or renovation.
